The overall volume of housing loans that banks in Slovakia provided to their clients climbed to SKK 224.505 billion (EUR 7.452 billion) as of late June 2008. The biggest portion of this sum fell to VUB Banka, with a market share of 21.8 percent. Close to VUB Banka was Slovenska Sporitelna with a market share of 21.7 percent. Prva Stavebna Sporitelna reported a little over 20 percent market share. Tatra Banka's market share represented 15.1 percent. The market share of other banks was below five percent, according to data of the National Bank of Slovakia (NBS).
Mortgages made up SKK 103.393 billion (EUR 3.432 billion) of the sum provided in real estate loans. Tatra Banka and VUB Banka dominated among mortgage lenders, while both posted a market share of over 32 percent in late June. Other banks licensed to provide mortgages posted a single-digit market share. Other real estate loans constituted SKK 67.704 billion (EUR 2.247 billion). Slovenska Sporitelna topped this category with nearly 60 percent. As for home saving loans with the total volume of SKK 53.409 billion (EUR 1.773 billion), Prva Stavebna Sporitelna was clearly in first place with a market share of 85.1 percent. Loans without a specific purpose and secured by real estate constituted 26.568 billion (EUR 881.9 million). Tatra Banka had a 31.3 percent share of this volume, Slovenska Sporitelna 19.5 percent and VUB Banka 18 percent.
Twenty commercial banks and home savings banks provide loans for real estate. Nine banks hold licenses to provide mortgages. In the past, banks gradually expanded possibilities to finance housing, to include consumer loans secured by real estate or other housing loans, which, in some cases, have replaced classic mortgages. Some banks now barely provide classic mortgages.
